                      REAL ESTATE IN TRICHIRAPPALI ( TMIL NADU)

                                                ( AN   OVERVIEW )


Trichirappalli, famously called Trichy  is almost  geographically  centered in Tamil Nadu at a driving distance of 5 hrs (320 KM) from State Capital, Chennai. Trichy has its historical background dating back to 1000 years and has the pride of being a temple town. Hill Resorts Kodaikanal,  Kolli Hills with its virgin forest and Shevroy ( Yercaud hills) are within reach for entertainment and vacation.

Trichy  has an International Airport from where flights operate to Malaysia, Singapore, Thailand and Srilanka directly. It is well connected by regional airlines as well.

There are big industries like BHEL, Trichy Steel Rolling Mills and many ancillary industries. Government’s Ordnance Factory is nearer to the airport. City is connected with National Highways- NH45 ( Trichy-Dindigul-Cochin), NH45B connecting Madurai, NH210 connecting Pudukkottai and sea temple Rameswaram and NH   connecting Chennai. NH67  connects Thanjavur, where a small Airport is available for feeder airlines .These National Highways converge into the city and traffic flow is through by-pass roads . 


                    


Trichy is on the Development Radar of the Government and big banner Real Estate Developers and is slated to be designated as Smart City for further improvement. An outer Ring Road starting from NH67 joining NH45, NH45B, NH210 and reconnecting NH67,is available and would look like a necklace around the city. This work is completed 90%/. An integrated bus-stand is approved.

Central Government has announced that India will be connected to Srilanka by road( Trans Asia Road Development programme) where a small link of only 22 Km between Dhanushkodi and Srilanka awaits connection. The NH connecting Rameswaram is NH210 and once this link comes up, Trichy will become much more important for all business/recreational activities.



There are good hospitals ( Private and Government) and excellent schooling facilities. There are three universities on NH210 ( Trichy- Pudukkottai) .  IIM (Indian  Institute of Management  has recently been started and is now functional. Bharatidasan University and Anna University are nearby, within 1 KM  distance and all of them are on NH210. This is just 10 KM from the International Airport.  Added to this, there are two engineering colleges on the same road! This NH has recently been upgraded to Toll-road.  And an SEZ is a positive possibility soon !!                       

Trichy has started its fast track  Real Estate improvement , especially around the Airport. Once the by-pass ring road is completed, the entire ring road section will get a boost for industries, business establishments , residential complex etc, similar to Bangalore. Cargo Flights could be planned with the exit from Airport to other cities through By pass ring road ( 10 km from airport). And an SEZ is a positive possibility soon.

This city is Smart and the investors into Real Estate could be smarter!
